RNGD is advancing construction of the Senior Residences at 3401 Erato St, a three-story, 103-unit affordable housing development located on the former B.W. Cooper/Calliope site in New Orleans. The project is designed to provide independent living for seniors, supported by shared amenities and outdoor spaces that encourage connection, accessibility, and long-term comfort.
Driving Progress Through Coordinated Execution
Construction is actively progressing across the site, with foundation and framing operations leading visible momentum. A phased construction approach allows crews to advance work in one portion of the building while other areas continue to develop, maintaining productivity without compromising safety.
This sequencing keeps trades moving efficiently and enables multiple scopes to progress at once, from structural framing to early coordination of building systems. At the same time, site development efforts—including infrastructure improvements and the extension of Clio Street—are being aligned with vertical construction to keep the overall project moving forward.



Integrating History Into the Build
Alongside new construction, a key component of the project focuses on preserving and restoring an existing residential structure on site, anchoring the development within its historic context.
Masonry repairs are currently underway to stabilize and prepare the building for new roof trusses and replacement windows, allowing the structure to reach dry-in and be integrated into the larger development. The work requires careful sequencing and attention to detail, ensuring the character of the original building is retained while bringing it up to modern performance standards.
This balance between preservation and new construction connects the project to the legacy of the B.W. Cooper site while positioning it for long-term use.
