Building a New Residential Vision for Downtown Huntsville

The Lewter District Townhomes began with a broader vision for downtown Huntsville. The site, once dominated by surface parking surrounding the historic Lewter Hardware building, presented an opportunity to transform an underutilized block into a vibrant mixed-use district. The development team envisioned a place where residents could live within walking distance of the city’s historic courthouse square, restaurants, shops, and parks while contributing new energy to the growing downtown core.

As Huntsville’s economy continued expanding, much of the housing development in the region focused on multifamily rentals or suburban homes. Ownership housing within the walkable downtown core was limited. The townhomes were conceived to fill that gap by introducing a high-end residential option for professionals, empty nesters, and newcomers seeking an urban lifestyle close to the center of the city.

To bring the vision to life, developer Emergent Properties tapped RNGD to construct the fourteen townhomes as part of the broader Lewter District. Working alongside the development and design teams, RNGD helped transform a once underutilized parcel into a residential anchor that complements the surrounding office, retail, and historic redevelopment within the district.

Precision Construction in a Constrained Urban Site

Constructing the Lewter District Townhomes required careful coordination within the tight confines of downtown Huntsville. The site offered limited access and staging space, meaning every delivery, trade partner, and material movement had to be planned with precision. Maintaining workflow on a dense urban site required disciplined sequencing and strong field leadership to keep construction progressing safely and efficiently.

One of the most technically demanding aspects of the project involved the full height CMU demising walls separating each unit. Rising roughly forty feet between townhomes, these masonry walls serve both structural and fire rated separation purposes. Because of their height and exposure during construction, the walls required extensive temporary bracing and a carefully staged building sequence to maintain stability.

RNGD implemented a strategic sequencing plan that allowed crews to construct alternating units first, tying the structure together through framing before completing the remaining homes. This method allowed the team to safely support the masonry walls while maintaining forward momentum across the site. Through planning, coordination, and disciplined execution, RNGD successfully delivered a complex multi unit residential project within one of the most constrained sites in downtown Huntsville.

Architecture Designed for Urban Living

The Lewter District Townhomes introduce a residential typology rarely seen in downtown Huntsville. Inspired by traditional urban townhomes found in larger metropolitan cities, Sanders Pace Architects designed the homes to offer private ownership living while maintaining a strong connection to the surrounding streetscape. Architectural elements such as front courtyards, stoop entries, and hand laid brick façades create a welcoming transition between public sidewalks and private residences while reflecting the character of the surrounding downtown architecture.

The design places a strong emphasis on craftsmanship and material depth. Brick detailing, deep window reveals, and carefully proportioned façades create visual texture that complements the historic context of Huntsville’s downtown while delivering a modern residential experience. Inside, the homes prioritize natural light, flexible layouts, and multiple levels of living space, with many residences offering rooftop terraces and optional penthouse configurations.

To deliver the level of detail required for a project of this caliber, RNGD drew on experience from boutique hospitality construction where design, finishes, and coordination are held to an elevated standard. That expertise helped guide installation sequencing, finish coordination, and quality control across all fourteen homes, ensuring the interior experience matched the architectural vision established for the district.

A New Chapter for Downtown Huntsville

With the completion of the Lewter District Townhomes, a new residential chapter has begun for downtown Huntsville. The development replaces underutilized land with thoughtfully designed housing that introduces long term residents into the district while supporting the broader live work play environment envisioned for the area.

Today, the townhomes serve as a key component of the Lewter District, complementing nearby office space, restaurants, and historic redevelopment to form a cohesive urban environment. Together, these elements extend the energy of downtown Huntsville and strengthen the neighborhood’s walkability, creating a destination where residents, workers, and visitors intersect.
