About the Project

RNGD is constructing the Senior Residences at 3401 Erato Street, a three-story, 103-unit affordable housing development located on the former B.W. Cooper/Calliope site in New Orleans. Designed to support independent living for seniors, the development combines quality housing with shared amenities and outdoor spaces that encourage accessibility, connection, and long-term comfort.

Expanding housing for New Orleans seniors

In a city where community ties run deep, access to stable, high-quality housing for senior residents is critical. The B.W. Cooper Senior Residences project advances that effort, bringing new affordable housing and renewed investment to a site with long-standing historical significance.

Driving progress through coordinated execution

Construction continues to advance across the site, with foundation and framing operations leading visible progress. A phased construction approach allows crews to move work forward in one area while development continues in another, maintaining productivity without compromising safety. This sequencing enables multiple scopes to progress simultaneously, from structural framing to early coordination of building systems. Site development, including infrastructure improvements and the extension of Clio Street, is being coordinated alongside vertical construction to keep the overall project moving efficiently.

Integrating history into the build

Alongside new construction, the project includes the preservation and restoration of an existing residential structure, anchoring the development within its historic context. Masonry repairs are underway to stabilize the building and prepare it for new roof trusses and replacement windows, allowing the structure to reach dry-in and become part of the completed development. The work requires careful sequencing and craftsmanship to preserve the character of the original building while bringing it to modern performance standards.

Positioned to strengthen the community

When complete, B.W. Cooper Senior Residences will provide 103 high-quality, affordable homes designed specifically for senior residents, expanding housing opportunities in an area where they are greatly needed. Beyond the residential units, the development includes gathering spaces, walking paths, and secure outdoor areas that support daily life and encourage community connection. By combining new construction with historic preservation, the project contributes to the continued reinvestment of the neighborhood, creating housing that supports long-term stability while honoring the legacy of the B.W. Cooper site.
